Loan Programs

Two practices, one standard of care.

Half my clients are buying their first home. The other half bring files that banks struggle with: self-employed income, stock compensation, jumbo price points, rental portfolios. Both get the same thing: every option on the table, explained until it’s clear.

Purchase & Refinance

Conventional

The loan most salaried buyers end up with, and the yardstick I measure every other program against. Fixed and adjustable, purchase and refinance, up to the higher loan limits Santa Clara County is allowed.

High-Cost Bay Area

Jumbo & Super-Jumbo

Around here, prices clear the conforming limit long before the house looks expensive. Financing above those limits for Silicon Valley price points — including qualification on RSU and stock-based compensation, on select programs for qualified borrowers.

Non-QM

Self-Employed & Bank Statement

Your tax returns are written to lower your tax bill, which is exactly why they’re a poor picture of what you earn. On select programs, business owners, freelancers and 1099 earners can qualify on bank statements, a CPA-prepared P&L, or assets instead.

Education First

First-Time Buyers

The part nobody explains is what any of it actually means. I take first-time buyers through the whole process in order, at your pace, with low down payment options where they fit. Bring every question you have; that’s what the first conversation is for.

Second Lien

Home Equity & HELOC

If you locked a low rate on your first mortgage, there’s no reason to give it up. A home equity line or loan sits behind it and leaves that rate exactly where it is. Lines up to 90% of your home’s value, counting both loans, on select programs for qualified borrowers.

Not sure which one is yours?

Most people fit two of these. That’s what the first conversation sorts out.

Next step

Let’s talk through your scenario.

Tell me where you are: a house you’ve seen, a decline letter from a bank, or just a question. I’ll tell you plainly what’s possible and what it would take.
